Project Overview

This majestic multi-storey Palm Beach residence on Sydney's Northern Beaches, is nothing short of incredible. From its elevated peninsula vantage point, the property commands showstopping views of the Pacific Ocean, taking in Barrenjoey Headland and the NSW Central Coast beyond.

The property recently underwent a significant renovation led by the teams at JSA Studio Architects and RW Stidwill Constructions, to maximise its north-eastern coastal aspect and bring the property up to date.

Acacia was commissioned to manufacture 27 door and window units for the project. This included several oversized multi­ slider door units, some with fixed glass, louvres, sidelight and highlight windows incorporated, as well as louvre windows, hinged door units and fixed glass windows. New Guinea Rosewood was specified for its rich colour, durability and low shrinkage rates. Tallowwood was also specified for the sills of several units to complement internal timber finishes and for its exceptional durability in the harsh coastal conditions. The client opted for no factory-applied pre-coating on the windows and doors, as this was to be completed onsite post-installation.

Due to the high exposure to extreme coastal weather conditions on the sloping block, weatherproof seals on all windows and doors were of the upmost importance. With the subsills manufactured by a separate fabricator, it was vital that thresholds were flush, and a successful weatherproof seal fitted.

Several of the larger door units for this project measured over 7.2 metres, encompassing nearly the entire width of the building. The size and weight of these units, combined with the steep site, created access difficulties for delivery and installation for Acacia and the build team from RW Stidwill Constructions.

Communication and coordination are vital in all successful projects. In this case, Acacia maintained consistent open communication with the build team to coordinate with the build schedule and facilitate seamless delivery and installation. As a result, the project was split across three stages, with cranes used to lift and manoeuvre the windows and doors up to the elevated site at the completion of each stage.

In addition, Acacia worked in close collaboration with the fabricator of the custom subsills to ensure the on-site thresholds were flush. A custom weather sealing solution was developed by Acacia to ensure enduring protection for the harsh coastal conditions.

The result is a home of incredible beauty and impeccable craftsmanship. The restricted colour palette featuring timber tones, soft greys, warm whites and brass accents mirrors the home's coastal location and is both calming and inviting.

The expansive doors and extensive use of louvre windows throughout the home, allows the homeowners to easily control the level of natural ventilation depending on conditions. It should be noted that a clear finish was applied post-installation to the interior of all the door and window units, as well as the exterior of the large door unit on the living room level, which has a large awning for protection. The remainder of the doors and windows were treated with a painted finish to further reduce maintenance.
